Asbestos Inspection, Abatement, & Project Monitoring, Residential Apartments, Boston, MA

CDW Consultants, Inc. (CDW) completed a comprehensive asbestos inspection of a 180 unit apartment complex in Boston on behalf of the Massachusetts Housing Finance Agency. The purpose of the asbestos inspection was to identify the location and quantity of asbestos containing materials prior to renovation activities. Several building materials, including floor tile, ceiling plaster, and joint compound, were found to contain asbestos above the regulated concentration of 1 %. CDW determined the location and extent of asbestos containing materials. This information was used to prepare performance based asbestos abatement specifications. CDW’s recommendations included removal of the asbestos containing materials by a licensed asbestos abatement contractor prior to renovation.

In addition, CDW monitored the asbestos abatement of this apartment complex to ensure that the contractor was in compliance with all state and federal asbestos regulations. Activities performed by the project monitor included review of contractor submittals prior to abatement, review of daily security and progress logs, collection of air samples for regulatory compliance purposes, inspection of the containment and work area, and review of standard operating procedures, asbestos abatement specifications, engineering control systems, respiratory protection requirements, and decontamination system during abatement activities. The renovation debris was disposed of off-site at a licensed asbestos landfill, relative to EPA and Massachusetts solid waste policies.
